The Process of getting your home sold
There are several steps to selling a home. We have broken down the process into eight basic steps.
1.) Prepare your home
- Make necessary repairs and improvements.
Pride of ownership is a key selling feature, and you can demonstrate yours with simple fixes to leaky faucets, running toilets or squeaky doors. Adding a fresh coat of paint to the walls, using neutral colours, is also a good idea. It’s a relatively quick and cost-effective way to make your home feel bigger, brighter and more welcoming.
- Simplify decor and declutter.
In order to make your home more appealing to buyers, it’s important to eliminate personalized items, as well as excess furniture and decorative features. Less is more. A minimal design with few distractions will help buyers see themselves in the space.
- Curb appeal
The outside of your home is what potential buyers see first when they pull up to a viewing, and we know how important first impressions are. Make sure the grass is cut, the yard is landscaped, and the exterior looks well-kept.
- Obtain a pre-home inspection, if possible.
This will help avoid possible problems during the conditions stage.
- Prepare property documents.
Having documents prepared such as property tax invoices, utility costs, mortgage verification, proof of title, any recent home improvements or remediations, real property report; can all help facilitate a smooth transaction with the buyers.
- Determine your home's best market value
Through a Comparative Market Analysis, we can evaluate the prices of properties similar to yours that have recently sold in your area, as well as properties currently for sale, and expired listings to help determine what price may be too high and what the competition is looking like.
- Why team up with a REALTOR®?
Selling a home takes more than just putting a "for sale" lawn sign out. You need a REALTOR® with experience and training to help you determine the right price, come up with an effective marketing strategy, and anticipate and solve any problems that come up during the selling process. A real estate professional can help you with every part of selling your home, and offer you a smoother, hassle-free experience.
When you’re selling your home, there are a number of advantages to working with a REALTOR®:
- We know real estate values in your neighbourhood and will help price your home competitively by preparing a market analysis of homes that have sold, competing homes that are still on the market and homes that were on the market but didn’t sell.
- We will establish a marketing strategy for your home, ensuring that it’s exposed to as many potential buyers as possible.
- Screening of potential frauds.
- We will take care of the tasks involved in selling a house, ensuring that the transaction is simple and low-stress for you.
- Provide secure, day-long, easy access to the house.
- We are experts in the home selling process and will advise you of your rights, options and obligations.
- We are experienced negotiators and will work for you to get you the best possible price.
- Assistance with mortgage financing, home inspections and assisting your lawyer until closing.
- Sign a listing agreement
The listing agreement is a legal contract between a homeowner who would like to sell their home for top dollar and a good, solid real estate company who would also like to sell their home for top dollar. The listing agreement allows us the right to market your home.
- Internet Presence
Our online marketing system allows us to make information accessible 24-hours a day, and to respond immediately and directly to each and every prospective buyer. From our website, prospective buyers can get information immediately about your home. Through our Personal Home Search, your listing will be sent by e-mail to every prospective buyer in my database, where your home meets their criteria. Plus, it will be e-mailed automatically to future prospective buyers as well.
As soon as you list your home with Real Macoy Realty, we will enter your home in the Multiple Listing Service (MLS) database. Other agents can immediately access your property information anywhere by computer, mobile, or tablet devices. We'll use the Internet and our innovative website to make your listing highly visible. With more than 80% of buyers checking the web first when looking for a home, this is a part of your marketing strategy that you can't afford to miss.
Every one of our listings are featured listings on this website and on our personal Royal LePage website. As well all our listings will be listed on other prominent sites, such as our brokerage site royallepagebenchmark.ca, our Royal LePage parent site royallpage.ca, realtor.ca, and every local website that enrolls in the MLS® system. Every one of our listing is not only exposed to local buyers, but as well to buyers throughout Canada and the rest of the world.
- Social Media
All of our listings are promoted on Instagram and Facebook. There are many REALTOR® only private groups on Facebook to market our listings, occasionally resulting in a sale before the property is even listed.
- Listing Tools
We can provide professional photographs (exterior and interior), 3D Virtual tour, professional measurements and floorplans, 3D Floor plans, and professional listing videos to help your listing stand out from the competition.
- Open Houses and private showings
You never get a second chance to make a first impression. Make sure potential buyers first impressions are a good one. This starts with well manicured landscaping or shoveled sidewalks, depending on the season, and the exterior of the house being in good repair. Touch up any wear and tear on any of the exterior features and have a clean, tidy, and inviting front entrance. For the interior depersonalize, remove clutter, fluff your pillows, and make everything sparkle, from the hardwood floors and crystal-clear windows to the kitchen countertops and toilets, a deep clean of the whole house is imperative. Professional feature sheets will be left in the home for potential buyers to takeaway. Prior to showings we will also distribute the feature sheets throughout your neighborhood and personally invite your neighbors to your open house. A for sale lawn sign and open house signs will also help market your home to the neighborhood, it's no secret many buyers come from within the neighborhood. After each showing we will follow up with every potential buyer. Buyer feedback is essential, without it, sellers won't know what they're doing right and what can be improved. It doesn't matter what the seller thinks, ultimately, it's the buyer's opinion that reigns supreme.
- Pricing your home
When you think about it, there are several other homes for sale competing with your home. We will help you price your home competitively to attract qualified buyers. The way we do this is by generating a Comparative Market Analysis (CMA) report, which will show you a range of prices being paid for homes in your area. You can complete our Free Market Analysis to get a feel for your home's market value.
When setting a price, the important thing is to be realistic. If the price is too high, you may not find a buyer. Too low, and you cheat yourself out of money. We'll quickly put together a custom marketing plan with an effective price. A well priced home often generates competing offers and drives up the final sale value. Our market analysis takes into account the most actively searched prices and home values throughout your area, including expired listings, sold properties, and properties still on the market.
4.) Showing your home
- Keep your home clean, tidy, and inviting
Once your home is listed on the MLS® it must be available for showings 24 hours after being listed.
- Show ready
As inconvenient as last minute showings can be, being flexible and open to them can help sell your home quicker.
With strategic lighting you can help highlight key features of each room and create a bright, cheery, and cozy setting for the potential buyers.
This is one of the most important things you can do to help sell your home. You want your buyer to get emotionally connected to your home so they can see themselves living there and there is nothing more uncomfortable for a potential buyer than having the current homeowners there watching over their shoulders. This makes it much harder for buyers to get emotionally connected to their possible new home.
5.). Regular reviews of your listing and the market
- Weekly updates
It is our commitment to update you weekly on the progress of your sale. Information is power and power gives you control. Control takes away stress. For all those reasons, we commit to this and making your selling process the quickest and minimal stress process, while maximizing the value of your home for your required timeline.
- Market conditions
- We will be constantly monitoring and keeping you updated on the market to see if possible strategic adjustments need to be made to your listing.
- Potential buyer feedback
Provide you with honest feedback, comments, and inquiries from potential buyers and their agent on a timely basis. Analyze the feedback and suggest and advise as to any changes you may want to make in your property to make it more saleable.
- Presented offer
We will review all contract details and contingencies ensuring clarity and benefits.
- Negotiate an agreeable sale
- When you start to get offers, we can represent you during the emotionally charged negotiating process and ensure that you get the best price, and favorable closing terms that are clearly spelled out.
- Accepting an offer
Review offers and accept an offer that meets your needs and has favourable terms and conditions to your liking.
As your professional aides, we also oversee all paperwork related to the sale and will provide written copies of all the documents.
Ensure all closing details, dates and arrangements are taken care of and forward all relevant documents to legal professionals.
- Title Transfer
Generally the transaction is closed the day the title of the property is transferred to the buyer and the funds have been received by the seller.
- Congratulations! Time to celebrate!
- Beyond the Sale CAP (client appreciation program)
We help you beyond selling your home, with many added benefits and offers from our affinity program.
- Monthly Contact Program
